- We carry out an initial inspection and appraisal of the property and advise on the expected rental value.
- Advertise your property.
- Arrange appointments for prospective tenants and accompany if necessary.
- Select a suitable tenant and oversee the referencing and credit check procedure with Homelet, a specialist tenant referencing agency offering rent guarantee as standard *.
- Prepare tenancy agreements, prescribed information forms and carry out inventories which include a comprehensive list of items in the property down to the last tea spoon, followed by a schedule of dilapidations.
- Instruct fully qualified engineers to carry out gas and if required electrical safety checks.
- Prepare and execute the tenancy agreement with appropriate legal notices.
- Fax details of the ingoing tenants to the appropriate utility companies including both water companies, council tax department, gas and electric suppliers.
- Hold deposits as stakeholder (deposit to be protected by the Tenancy Deposit Scheme).
- Collect monthly rent and make payments to you in accordance with your instructions and issue monthly statements of accounts to your home address.
- Undertake management inspections approximately every twelve weeks to check that the tenant is maintaining your property in a good condition.
- Deal with day-to-day maintenance matters and, with your permission, instruct trusted contractors to carry out any works required at cost.
- At the expiration of the tenancy check the inventory and schedule of dilapidations, negotiating and agreeing any damages (if necessary) on your behalf (deductions to be agreed by the agent/landlord and tenant in writing)
- Notify the relevant utility companies on departure of the tenant.
